Seller Net Proceeds: Your Questions, Answered

What are "net proceeds" when you sell a house?

Net proceeds are the cash you walk away with after the sale closes. Start with your sale price. Subtract your selling costs (commission, escrow, title, transfer tax, repairs, credits). Then subtract whatever you still owe on your mortgage. What's left is yours.

Is this calculator really free?

Yes. 100% free for anyone, with no sign-up and no email required. Use it as many times as you like. The email form is optional, for anyone who wants a copy of their numbers or a custom estimate from our team.

How much does it cost to sell a house in California?

Most California sellers spend roughly 6% to 10% of the sale price, all in. Commission is usually the biggest piece. Escrow and title insurance, transfer tax, recording fees, prep work and any buyer credits make up the rest.

What is the transfer tax in Ventura and Los Angeles County?

California counties charge a documentary transfer tax of $1.10 per $1,000 of sale price. That's 0.11%, or $1,100 on a $1,000,000 home. Most Conejo Valley cities, like Thousand Oaks, Westlake Village and Simi Valley, don't add a city tax on top.

Some cities do, though. The City of Los Angeles, Santa Monica and Culver City all charge their own transfer taxes, and LA's can be large on higher-priced homes. Selling there? Bump up the Transfer Tax field or give us a call.

Is real estate commission negotiable?

Yes. Commission is always negotiable, and buyer's agent pay is now agreed on separately. That's why the Commission field is editable. The best part? The right agent should earn their fee by netting you more than they cost.

Do I pay taxes on the money I make selling my home?

Maybe. If the home was your main residence for 2 of the last 5 years, you can often exclude up to $250,000 of profit ($500,000 for married couples filing jointly). This calculator doesn't estimate capital gains tax, so talk with your CPA before you sell.

Selling a rental or investment property instead? A 1031 exchange may let you defer the tax.
